TO WHOM IT MAY CONCERN: This Notice is given with regard to the following described Deed of Trust:

 

Original Grantor of Deed of Trust: William L. Stolzenberger and Tamra R. Stolzenberger

Original Beneficiary of Deed of Trust: Valley State Bank

Current Owner of the Evidence of Debt Secured by the Deed of Trust: Valley State Bank

Date of Deed of Trust: June 28, 2002

Recording Date of Deed of Trust: July 3, 2002

County of Recording: Kiowa

Reception No. of Recorded Deed of Trust: 260220

Book and Page of Recorded Deed of Trust: Book 433, Page 586

 

YOU ARE HEREBY NOTIFIED that the legal owner of an evidence of debt dated June 28, 2002, in the original principal amount of $48,473.64, which is secured by the Deed of Trust described above, has filed written Notice of Election and Demand for Sale, as provided in said Deed of Trust. The outstanding principal balance (exclusive of interest and any other charges properly allowable under the document(s) evidencing said debt) due and owing upon the Evidence of Debt secured by the above-described Deed of Trust being foreclosed was $44,110.52 as of June 2, 2005.

 

The real property is being foreclosed and is all of the property encumbered by said Deed of Trust, is located in the County of Kiowa, State of Colorado, and is described as follows:

 

Lots Twelve (12) and Thirteen (13) in Block Eight (8) in Jackson's Subdivision to the Town of Eads,

also known by street and number as: 108 S. Maine Street, Eads, Colorado

 

THE LIEN OF THE DEED OF TRUST BEING FORECLOSED MAY NOT BE A FIRST LIEN.

 

THEREFORE, NOTICE IS HEREBY GIVEN that I shall, at 10:00 o'clock a.m., on July 28, 2005, at the West front door of the Court House at 1305 Goff Street, Eads, Colorado, sell at public auction to the highest and best bidder for cash, the property described above and all interest of said Grantor, the heirs, successors and assigns of said Grantor, for the purpose of paying the indebtedness provided in said Evidence of Debt and Deed of Trust, attorney's fees, and the expenses of sale, and shall deliver to the purchaser at said sale a certificate of purchase, all as provided by law.

 

THIS COMMUNICATION CONCERNS A DEBT WHICH GARY W. DAVIS, ATTORNEY AT LAW, ACTING AS A DEBT COLLECTOR, IS ATTEMPTING TO COLLECT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
